The highly touted Japanese bath is grossly overrated. It's nothing more than an deep but small tub. It's not as though it's an elegant or romantic Jacuzzi for two. The room was clean and pleasant and a good value for the Hotels.com price. The neighborhood was not great.

This hotel is overrated. The room was very small. The renovation appeared to have not paid attention to detail, e.g., ceiling tiles over closet in bad shape, pieces of the grout joints between the bath tub and tile missing and or not clean, water does not drain on the floor outside the tub leaving water puddles after taking shower without shower curtain, bathroom door frame painted over rust. The room did not have all of the items that are supposed to be in the room, e.g., bath robes. Fee for parking (valet) at $35 plus $5 for tax per day is way too high even for San Francisco. Explanations given for alternate parking was very confusing. We expected much better.

Great location in the heart of Japantown; many rooms have Japanese-style baths; some of the best parts of the city are within walking distance (one to two miles), excellent late-night dining within a block of the hotel. One (minor) drawback is the fee-for-snacks in the room --- skip those and go down to the grocery store 100 yards away. Wireless internet service was also somewhat spotty.

I had an outstanding visit at the Hotel Kabuki! The hotel was clean comfortable and had all the luxuries of other high end hotels! The staff was always polite and professional from the front desk staff, to the doormen and the cleaning staff. The room itself, (Corner king) was comfortable, clean and very relaxing after a long day of sight seeing. I thought I got an exceptional price on Hotels.com for the price. The location of the hotel was ideal (for me). It is not in the downtown area, which I found to be over crowded with too many touristy items and people. I loved the quiet neighborhood in Japantaown, located next to the Japan Center and Filmore Street which are chock full of shops and restaurants. There are 3 main bus lines no more than 2 blocks in either direction that will get you anywhere within 20 mins for $2! A cab ride to North beach only cost $10 w/ tip. Free Wifi and the deep soaking tub where just the cherry on top. Helpful hint: if using the Muni system, do buy you Muni Passport at SFO before leaving. There is no place to buy the ticket outside the main stations downtown. I used Lorri's GO Door-to-Door Van service to and from the Hotel. Both trips were great! When I return to San Francisco I will be staying at the Hotel Kabuki!

Clean and comfortable. Recently remodeled rooms but not as nice as I expected. Did not realize that the hotel parking was a public parking lot attached to the hotel. Convenient but not if you needed to come and go more than once per day.

I use to stay at this hotel all the time when it was the Miyako and it was very nice. Now it has gone down hill in general. That's not the problem. They think because I booked with this web-sight and payed approximately $25 less the the other guest, They tried to treat me like dirt. In stead of putting me in the hotel they sent me to a service elevator to the annex.(floors 2,3) which I believe was a convalescent hotel for elderly Japanese last time I was there. It was run down and filthy like a tenderloin flop house. I complained and was put into the proper hotel after some fuming by the desk clerk.

We stayed at the Kabuki for four nights. Having read the reviews before booking we wondered what the catch was. Well quite simply there isn't one. The Kabuki is outstanding value for money and a great base for everything San Francisco has to offer Situated a few blocks (20 minute walk) from Union Sq the hotel is quiet enough to be able to sleep but close enough to the action. Use the SF Travel Pass system to get around on busses, trams, cable cars etc - dead easy to use and a three day pass costs $18 The rooms are maybe a bit smaller than the usual for USA but not tiny by any means. Our room was clean and very comfortable. Little extras like a kettle in the room, a fridge and an ipod dock show the quality on offer here. San Francisco is amazing but hard work on the legs so the plunge tub is just the trick before sttling into a comfy bed with big soft pillows/ Staff are great, Fred the doorman especially. If you are still deliberating about where to book in SF stop now because unless you want to spend considerably more this is the place

This hotel is pretty good and was worth the good rate that we got on hotels.com except for the fact that parking was a nightmare (see below). I did expect more from a 4 star. I didn't see anything special about it beyond what 3 star hotels offer except that it had some faux sliding Japanese panels in the room, and had a different style bathrooms with the toilet in its own tiny room and a wierd shower with no door of its own and another shower next to it that was not in a stall! But since we got a 3 star rate I wasn't upset. What isn't so great about this hotel is that they charge you $35 to park there overnight, or you can pay $16 for a garage down the block, OR you can park on the street if you find a space but then you have to move your car back to their lot before 9 a.m. to not get a ticket. This was all pretty annoying. Location is interesting and fairly central, but not right near anything unless you really want to be in Japantown and eat Udon noodles at every meal. Also the hotel charges for use of their computers, but they do offer free Wi-Fi in the rooms. They have a spa it seems, but that will cost you. Room service also expensive - see a pattern? A fine enough place but no great amenities that you don't have to pay extra for.

The stuff at the front desk is very helpful, and the hotel is conveniently located in Japantown. There is a very good massage place close to the hotel. You can leave your suitcases in a locked room when you already had to check out of your room. I would definitely recommended this hotel. The interior is very beautiful, and I will come back to this place.

This hotel is great. The staff is friendly. The neighborhood is nice and a 20 minute walk from quite a few great locations: haight and ashbury, golden gate park, the painted ladies, and union square to name a few. It's also right smack dab in japantown, with 2 japanese malls a seconds walk outside. The bed was very comfortable, although the sleep number thing was hard to control. the room was nice and quiet. the window were huge and covered in rice paper to allow ventilation and light; you could also block out everything with drapes. the tub with the whirlpool jets was amazing and definitely worth the little bit of extra money. it is big enough for 2 people. parking is only 16 dollars a night at an adjascent parking garage, very reasonable. I would reccomend hotel kabuki and stay here again.

I thought this hotel was brillent, the staff were lovely and very helpful. I would recomend this hotel to anyone staying in San Fran. Although its a wee bit away from the square but there is always good transport at your door for a very good price e.g trans and shuttles

I've always stayed in the Union Square area but this time we needed to be in the Japantown section of the city. For the price, this hotel was just ok. Underground parking is the way to go - a bargain in SF. The bathroom was nice and spacious but the toilet roll holder was falling off the wall. Deep tub was different - great for bathing kids. Hotel check in staff was ok. Workout room was limited with just one bike, one treadmill,one stairclimber, and a universal weight system.

I was not sure what to expect from this Hotel. I was a little anxious as it is in an area I have never stayed before. It was the nicest Hotel I have stayed in in San Francisco. I love San Francisco and travel there when ever I can. It was cute in how it was arranged and set up. The Shower and facilities was wonderful. I loved the shower. Any way I recomend it to anyone. The only complaint was that it is located in a part of San Francisco that is away from most of the tourist venues. It does require travel to get to most of the places people go to San Francisco to see. Japan town is not really set up for tourists. It was fun to visit something new and different.

Nice place at a nice location if you are interested in Japanese culture an food. Our daughter - a great Manga fan - was extremly happy. Good japanese Restaurants (also pricy) in the neighborhood. Good bus connections. We had a room with japanese bath. Great after a full program in San Francisco

We spent 2 days at the Hotel Kabuki and it was like taking a trip to Japan! Of course we explored other areas of the city, but walking around Japantown was so completely different from where I live. However, if you don't know about Japanese culture it might be overwhelming (like it was for my boyfriend). The room itself was nice, but the furniture was a little banged up, and clean nonetheless. Be prepared to pay for cab rides or bus fares if going to other parts of the city. The Japanese mall connected to the holel was probably my favorite part. There is a "$1.50" store (like the 99 cent store) where you can get just about anything, it's great! I could afford awesome gifts for all my family and friends. For the price I payed, I would for sure go back to the Hotel Kabuki!

We truly enjoyed our stay at the Hotel Kabuki. The staff was very friendly and helpful. The bellmen were always willing to help with scheduling transportation, information, etc. We just loved Joe and all the others! The room itself was a little small but the shower made up for that! Wow! The hotel is centrally located with convenient stops for public transportation. The hotel is adjacent to a local mall with many Japanese restaurants and shops. Would definitely recommend.

Should you have a car and prefer quiet mixed in with urban city living, you could not ask for a better location. It was an easy walk to restaurants and boutiques without the North Beach neighborhood crowds and attitudes. A difficult, one mile walk from the Tenderloin neighborhood, the LAST place you want to be, so make sure you know your boundaries; when to walk, when to drive, catch a bus or a take a taxi. Overnight parking, should you need it, is only $15 dollars. This is the cheapest I have ever seen in the city. There is free street parking (non metered spaces) about three blocks down the road and a plethora of meters right out front the hotel that become free after 6 pm during the week, and 7 pm on the weekends, Sunday included! Not once did we pay for parking during our stay. There is also a city bus stop on the corner that will take you to the downtown shopping district on Geary St. as well as to a GREAT local, late night, lounge in the financial district called “John Collins.” Check out the “BART” website for public transportation information. As for our room, it was not bad, just not what we expected . . . . maybe the furniture was arranged wrong. All of the individual pieces were nice but as a whole, the wallpaper, carpet, placement of the bed and lounge chair . . . . all together it was a bit awkward. I’ve only seen the one room in the hotel so some of the others may be arranged differently. The bed, however, was very comfortable and the bathroom albeit small, quite modern and tasteful. The shower room/tub combination where fantastic. If you are visiting San Francisco for the first time as a tourist, look at hotels around Fisherman's Wharf, North Beach, China Town and Financial District. If you are experienced with San Francisco and know how to maneuver in an urban city and prefer to be away from the madness with easy access to the chaos, this is a great place to stay.

The service, the comfort, cleanness and ambience of the whole hotel and especially our room and finally the nice and safe neighborhood (the hotel is located in Japantown and next to the Japanese Mall) were excellent. We stayed 4 nights there and enjoyed it very much. Whenever we'll come back to SF, we'll definitely stay at the Kabuki again.

The hotel is a bit rundown. We didn't get the advertised tea service upon check-in. It is picturesque but they could use a refurbishing or a renovation. And better housekeeping. We had to look for some things that went missing (our toddler's the suspect, not the hotel), and we found crayons, used tissue under the bed. Ew. WE didn't see that until towards the end fortunately, so I wasn't totally weirded out.

My stay at Kabuki hotel was pretty good. I think someone hard to please would give it a 3 out of 5 and someone easy to please would give it a 5 out of 5, so I'm right in between. The hotel was pretty easy to find and the parking is not that difficult, but it is a little pricey. I parked below the hotel for the cost of $16 a day. Check in was very simple and the staff was nice. The room was just a little dirty. The 2 bathroom doors had some stains on them and the sink had a couple hairs in it. Oh and they didn't leave the bath salts for the hot tub on the first day. The rest of the room was good and free internet was great. I think the hotel's location is just a little too far from downtown if you want to walk (unless you really like walking), so I always drove places. If you don't have a car, I think the only options are bus or taxi. The hotel is right next to a couple malls that have a ton of Japanese and Korean restaurants and even a couple Chinese. Lots of little shops in the area as well. I think my experience at Kabuki was good, but I know I won't stay there again. If I go back, I think I will stay somewhere in downtown.
